Tenant Previous Evictions Screening Services
Searching a tenant’s eviction history is recommended when performing any tenant screening background check. The Eviction Report is a multi-state database search of individuals where legal proceedings to evict that individual were originated by their landlords. The information contained in the Tenant Eviction Report comes from public record. This data may contain original filing of eviction, possession and money judgments. The Tenant Eviction Report search is based on name, address and social security number. If an eviction does not result in a money judgment, it will not show up on the applicant’s tenant screening credit report (which is also recommended with doing the applicant’s tenant screening background check). Estimates are that 75% of eviction filings never result in a money judgment and it can take up to 90 days for a money judgment to show on the tenant screening credit report. So the Eviction Report should be mandatory component of any tenant screening background check performed on any potential rental applicant.
